TERMS AND CONDITIONS FOR STUDENT BOOKINGS – MEDEES STUDENTS HAVEN (UNIVERSITY OF EDUCATION, WINNEBA)
- Introduction
These Terms and Conditions govern the booking of student accommodation through Medees Students Haven, the official online accommodation platform for students of the University of Education, Winneba (UEW). By making a booking, you agree to comply with these terms, including the payment of a non-refundable viewing fee of GHS 50, and adherence to the provisions of the Ghana Rent Control Law (Rent Act, 1963, Act 220) regarding student accommodations. - Eligibility
To be eligible for booking student accommodation through Medees Students Haven, you must:
• Be a registered student of the University of Education, Winneba.
• Provide valid identification, such as a student ID or admission letter.
• Agree to the terms outlined in this document before proceeding with the booking process. - Booking Process
Students must follow these steps before securing accommodation:- Initial Consultation: Students must choose one of the following methods before making any payment:
• A video chat with one of our agents to discuss available accommodations and answer any inquiries.
• A scheduled virtual physical tour to view the accommodation remotely before making any booking decisions. - Payment of Non-Refundable Viewing Fee: A GHS 50 viewing fee must be paid before finalizing a booking.
- Accommodation Selection: After viewing, students may proceed to confirm their preferred accommodation.
- Payment of Hostel Fees: Once a student decides on an accommodation, the required hostel fees must be paid to secure the room.
- Signing of Agreement: A formal rental agreement will be issued, in compliance with the Ghana Rent Control Law, outlining the terms of tenancy.
- Initial Consultation: Students must choose one of the following methods before making any payment:

• The GHS 50 viewing fee is non-refundable and must be paid before completing the booking.
• Hostel fees must be paid in full or according to the agreed installment plan before a student can move in.
• Additional charges such as utility bills, service fees, or maintenance costs will be clearly stated in the rental agreement. - Compliance with Ghana Rent Control Law
• All rental agreements will comply with the Ghana Rent Act, 1963 (Act 220), which regulates the rights and responsibilities of landlords and tenants.
• Students are entitled to a safe and habitable living environment, and landlords are required to ensure proper maintenance of the property.
• Rent increments, if applicable, must follow the guidelines provided by the Ghana Rent Control Department.
• Evictions must follow due legal process, and landlords are prohibited from forcefully removing tenants without a court order.
• Dispute resolution will follow the Rent Control procedures, ensuring fair treatment for both students and landlords. - Responsibilities of the Student (Tenant)
• The student must use the accommodation strictly for residential purposes and not for commercial activities.
• Any damages caused to the property beyond normal wear and tear must be repaired or paid for by the student.
• The student must comply with the tenancy agreement, including maintaining cleanliness, noise control, and respecting house rules.
• Subletting the accommodation without written permission from the landlord is prohibited. - Responsibilities of the Landlord
• Ensure that the accommodation meets health and safety standards, including functioning water, electricity, and proper sanitation.
• Provide a written tenancy agreement detailing the rent amount, duration, and other key terms.
• Issue proper notice before any rent increment, as stipulated by Ghana Rent Control laws.
• Address repair and maintenance issues in a timely manner. - Termination of Agreement
• The tenancy may be terminated under the following conditions:
• By mutual agreement between the student and the landlord.
• If the student violates key terms of the tenancy, such as non-payment of rent.
• If the property becomes uninhabitable due to unforeseen circumstances.
• In the event of eviction, the landlord must obtain a court order before removing the student from the premises. - Refund Policy
• The GHS 50 viewing fee is strictly non-refundable under any circumstances.
• If a student has paid hostel fees but chooses to terminate the agreement early, refund eligibility will depend on the terms outlined in the tenancy contract. - Dispute Resolution
• Students and landlords should first attempt an amicable resolution for any disputes.
• If unresolved, complaints should be directed to the Ghana Rent Control Department for mediation.
• If necessary, legal proceedings may be pursued if mediation fails. - Privacy and Data Protection
• Student information collected during the booking process will be stored securely and used solely for accommodation-related purposes.
• We do not share student data with third parties without consent, except where required by law. - Amendments to Terms and Conditions
Medees Students Haven reserves the right to modify these Terms and Conditions at any time. Students will be notified of any changes before they take effect.
